Quick answer

Renovation is a high-ticket, slow decision, so a contractor should not judge Google Ads by the number of enquiries. Separate campaigns by project type (villa refurbishment, kitchens and bathrooms, apartment upgrades), ask for the property type, community, scope and timing before a site visit, and track the chain from enquiry to site visit to quote to signed project. Cost per signed project, compared with the profit on that project, is the number that decides whether the budget works.

Why renovation enquiries behave differently from other service leads

A cleaning booking or an AC repair can be decided in minutes. A renovation is a project: the owner compares several contractors, asks friends, checks past work, and often needs approvals before work can begin. The enquiry is the start of a long conversation, and your marketing has to support that conversation instead of chasing the fastest click.

Three consequences follow. First, a large share of early enquiries will be explorers with no budget or no authority to decide. Second, every site visit costs your estimator or project manager real hours, so letting anyone book one is expensive. Third, the value of a single project is high enough that fixing the quality of leads matters more than raising their number. Our article on lead generation for contractors covers the wider channel mix; this page focuses on the paid-search side and on the contractors who renovate existing homes rather than build new ones.

Start with the project types you actually want

List the jobs that make you money and that your team can deliver well. The table maps common types to how owners search and what you should ask before spending time on a visit. It is a thinking aid; use your own categories.

Small repairs and snagginghandyman, fix, repairProbably a different service lineLink to your maintenance page

If small repairs are a different line of business for you, advertise them separately. Our home maintenance marketing page explains that model, and the interior design marketing strategy is useful if you also design the spaces you build.

Account structure: project type first, area second

Create one campaign per project type, and inside it group keywords by area or community where volume justifies it. Owners often search with the name of their community, because developers publish rules that vary by community, and your ad can mention that you know how to work within them only if that is true. See account structure for service businesses and radius targeting in the UAE for the mechanics.

Negative keywords deserve special attention because renovation searches attract a lot of non-buyers:

  • Do-it-yourself and ideas: DIY, ideas, inspiration, images, Pinterest, tutorial.
  • Jobs and training: jobs, vacancies, course, apprentice, labour supply.
  • Materials only: wholesale, supplier, price list, tiles per metre, paint colours.
  • Wrong place or wrong type: commercial fit-out, new construction, villa for sale or rent, if you do not do these.

Maintain the list from the search terms report rather than guessing; broad renovation terms are one of the easiest places to burn budget.

Qualify before you visit: the pre-visit checklist

A short set of questions, asked by WhatsApp or on the first call, protects your estimator's time and shows the owner you are organised. Put the same questions on the landing page form so tracking and qualification line up.

  1. Property type and community (villa, townhouse, apartment, building name).
  2. Are you the owner, a tenant, or a representative? Tenants usually need landlord permission.
  3. Scope in one line: which rooms or systems are in the plan.
  4. Whether drawings or photos exist; ask for photos on WhatsApp.
  5. Target start and the reason for the deadline, if any.
  6. Whether building or community approvals are already in hand, or you should explain the process.
  7. Budget comfort range, asked politely, so you can propose the right level of finish.

The lead qualification questions guide offers wording you can adapt. An enquiry that answers four or five of these is a qualified lead in the sense that matters; a silent tap on the WhatsApp button is not yet one.

The landing page: prove capability with real work

Owners hand over their home. Your page has to reduce that anxiety quickly, and it has to do so with facts you can stand behind.

  • A gallery of your own completed projects, with project type and area, and permission from the owners.
  • A plain explanation of your process from survey to handover, including who the owner speaks to day to day.
  • Trade licence and insurance details only if they are real and current; leave them out otherwise.
  • What you will and will not handle (design, approvals, material supply), so the owner knows what to arrange separately.
  • How a quotation is produced: site survey, written scope, itemised price, validity period.
  • A call button, a WhatsApp button with a prefilled message, and a short form, all visible on mobile without scrolling far.

Make sure the page loads quickly on mobile data; our landing page guide lists the checks. Approvals and permitted works differ by emirate, authority and community, and rules change, so link owners to the official source or ask them to confirm with their community manager rather than quoting rules as fact. Nothing here is legal advice.

Measure the whole chain, not the first tap

Create four stages in your lead sheet: enquiry, qualified enquiry, site visit completed, signed project, with the quote stage between visit and signature. Each stage becomes a rate, and each rate points to a different fix. Tracking should record calls, WhatsApp taps and form submissions separately, as described in our guide to conversion tracking for calls and WhatsApp.

The next table is a hypothetical example with invented numbers. It is not a benchmark and not a ZED client result; use it to learn the arithmetic, then substitute your own figures.

Cost per site visitAED 1,25015,000 / 12

Compare the last row with the margin on an average project of yours. If a typical job earns a margin well above AED 5,000, the budget may be sensible; if not, either raise the qualification bar, improve the quote follow-up, or review the offer. Slow quotations lose projects quietly, so use the quotation follow-up scripts and a reminder routine.

Timing, approvals and the UAE versus Saudi picture

Review your own enquiry history before shifting budget for seasons. Many owners plan works around travel, school terms and Ramadan, but patterns differ by community and project type, so use data rather than assumptions. Our Ramadan planning guide shows how to adjust expectations and working hours.

Start in the UAE with the emirates and communities you serve best. Dubai and Abu Dhabi searches are often bilingual, so test Arabic and English separately. In Saudi Arabia, plan Arabic-first pages, check municipal and neighbourhood requirements before you promise timelines, and use city-level targeting for places such as Riyadh and Jeddah. Keep UAE and Saudi budgets, pages and tracking labels apart so you can read each market clearly.

How we work at ZED

Our Google Ads service covers keyword research, negative keywords, campaign structure by service, ad copy, extensions, and city and district targeting, with call and WhatsApp tracking in place. The tracking service links your website and ads to calls, WhatsApp and forms, and the websites service builds pages that are designed to turn a visit into a message. We have no published renovation case study, so we make no sector-specific result claims; we apply the same method to your project types. Message us on WhatsApp to request a quotation, and we will explain which factors set the price.

Frequently asked questions

How do renovation contractors get better Google Ads leads?

By separating campaigns by project type, adding negative keywords for DIY and supplier searches, sending visitors to a page that shows real projects, and asking scope questions before booking a site visit. Measuring signed projects, not just enquiries, keeps the focus on quality.

What should a renovation company track?

Calls from ads, calls from the website, WhatsApp taps and form submissions, plus manual stages in a sheet: qualified, site visit done, quote sent and signed. Many of those stages happen offline, so a lead sheet is essential.

How much does Google Ads cost for a renovation contractor?

It depends on your area, competition, keywords and how much you want to spend each month. Click costs vary by search term, so test with a defined budget and read cost per qualified enquiry and per site visit. See our guide to Google Ads cost in the UAE for the main cost factors.

Should we show prices on the website?

Most contractors explain how pricing works and offer a quotation after a survey, because scope drives cost. Show price levels only if you can keep them accurate.

Do we need different pages for villa and apartment renovation?

Yes, if you serve both. Owners of villas and apartments ask different questions about approvals, access and scope, and separate pages let you answer them and match ads to the page.

Can WhatsApp replace a contact form?

It can for many owners, because they can send photos easily. Keep a short form as a backup and track both so you know which channel brings qualified projects.

How is this different from interior design marketing?

Interior designers sell design and often manage works; renovation contractors sell execution. The audience, keywords and proof differ, so keep the pages and campaigns separate if you do both.

How do I request a quote from ZED?

Send a WhatsApp message with your project types and areas, or use the contact page. We will explain what shapes the price in your case.

Want enquiries that already describe the scope?

Send us your project types, the areas you cover and how site visits are booked today. We will tell you what we would measure first, without promising outcomes.
